Are you thinking of having your roof tiles just cleaned? If the answer is yes, then don’t bother!
You’ll be wasting your hard-earned money; the moss will soon make its way back onto the unprotected and very exposed tile surface.
You might think that’s a strange thing for a roof cleaning company to write on their website.
We are a roof cleaning and coating company since 1995.
We just clean (no coatings) the odd roof, they’re generally old clay tiles, usually hand made.
Concrete roof tiles are the dominant choice in the UK for roof tiles and the manufacturers claim a 60-year serviceable lifespan.
The moss that is growing on your roof tiles will not harm them at all.
It may cause a “damming” issue in the valleys and guttering as well as drop down to the ground – that’s all. Bit of a nuisance. Easily solved as there are plenty of gutter cleaning companies out there.
When your roof tiles were manufactured and after being kiln-dried in their moulds, a water-based protective coating was applied to protect the coloured pigments primarily from environmental pollution.
It doesn’t take long for the weather to eradicate that coating and expose the unprotected tile to all the elements.
The job of a roof-tile is to keep the rain, sleet and snow out – moss or no moss.
Hi! My name’s Ronnie.
When I got back to the UK from Sydney, Australia after working with a roof-tile restoration company for 3 years, I started a business cleaning and coating roof -tiles.
My company was upsetting a lot of roofers who questioned my marketing material. The Advertising Standards Agency (ASA) contacted me regarding certain statements I was making regarding why roof-tiles must be sealed after cleaning.
“The clear or colour-pigmented protective coatings have been formulated for the UK climate and will extend the life of the roof-tile by re-stabilising (strengthening) the original substrate. The re-growth of moss and lichens will be retarded because of the biocidal wash used after cleaning and prior to the protective coatings which are also blended with biocides, being spray applied by airless units.”
My paint chemist sent the ASA data sheets and the results of weatherometer testing and “strength tests”
My marketing material was upheld, and the roof cleaning and coating business went from strength to strength.
The beauty of how we conduct our business is two important factors are taken care of, usually over a two-day period:
- the aesthetics of your home with its clear or colour-pigmented protective coating, and
- the ability of your “new looking” roof to shed rainwater quickly and safely into moss free guttering and downpipes.
It will do this for years to come.
When you think about it, we tend to really look after our cars for example. We clean them on a regular basis and at some point, we’ll have a protective coating applied to the paintwork (polish)
The upholstery on our favourite three-piece suite may have had a protective coating applied to minimise staining from all sorts of things! The same can apply to carpets.
Unlike some other proprietary roof tile sealers that need to be reapplied after a relatively short period of time, ours carry a 10-year manufacturer’s guarantee against delamination.
- After the clear or colour-pigmented coatings are applied, dirt particles are unable to obtain a hold on the tiles surface and will simply flow off with rainfall.
- The protective coatings make it very difficult for the algae, lichens or moss to attach them-selves to the roof tiles.
- As mentioned earlier, the protective coatings will slow the ageing process of the roof tiles as well as the breakdown of the surface by restabilising it.
Your roof also needs an annual inspection at the very least. But I understand that if it doesn’t leak and the rainwater appears to be leaving the roof quickly and not backing up – then everything is deemed to be ok. Access of course can be difficult for the homeowner.
Whilst roof-cleaning should be carried out by a professional mainly because of the danger aspect of it, I can only assume that most companies clean roofs and that’s it because of the additional investment required for a quality airless spray-unit and the need for a dry day to apply the coatings.
I had the manufacturer Graco train our operatives from day one. Not only in the technique required to achieve an even finish (no streaks) but also to understand tip selection and machine maintenance.
We maintain 13 airless-spray units, hoses, tips and associated equipment to provide and maintain a first-class application.
I’ve included a step-by step slideshow below explaining our process as well as a generic house with the seven most popular colours that our customers have chosen over the many years that we’ve been in business. Click the colours and watch the roof-tiles change colour.

A site visit is the most accurate way to provide your quote. Several factors need to be assessed, access being one of them, tile type and age another.

Click the frames below and watch, step by step, how we clean the moss, algae and lichen from your roof tiles, make repairs where necessary and then apply a fungicidal wash.
You’ll also see how we apply the clear or coloured protective coatings if you’re looking to banish the moss, lichen and algae from your clean roof tiles for a guaranteed 10 years and transform your home’s appearance.
