The moss that is growing on your roof tiles will not harm them at all.
It may cause a “damming” issue in the valleys and guttering as well as drop down to the ground – that’s all. Bit of a nuisance. Easily solved as there are plenty of gutter cleaning companies out there.
When your roof tiles were manufactured and after being kiln-dried in their moulds, a water-based protective coating was applied to protect the coloured pigments primarily from environmental pollution.
It doesn’t take long for the weather to eradicate that coating and expose the unprotected tile to all the elements.

When I got back to the UK from Sydney, Australia after working with a roof-tile restoration company for 3 years, I started a business cleaning and coating roof -tiles.
My company was upsetting a lot of roofers who questioned my marketing material. The Advertising Standards Agency (ASA) contacted me regarding certain statements I was making regarding why roof-tiles must be sealed after cleaning.
“The clear or colour-pigmented protective coatings have been formulated for the UK climate and will extend the life of the roof-tile by re-stabilising (strengthening) the original substrate. The re-growth of moss and lichens will be retarded because of the biocidal wash used after cleaning and prior to the protective coatings which are also blended with biocides, being spray applied by airless units.”

My marketing material was upheld, and the roof cleaning and coating business went from strength to strength.
The beauty of how we conduct our business is two important factors are taken care of, usually over a two-day period:

- After the clear or colour-pigmented coatings are applied, dirt particles are unable to obtain a hold on the tiles surface and will simply flow off with rainfall.
- The protective coatings make it very difficult for the algae, lichens or moss to attach them-selves to the roof tiles.
- As mentioned earlier, the protective coatings will slow the ageing process of the roof tiles as well as the breakdown of the surface by restabilising it.
Your roof also needs an annual inspection at the very least. But I understand that if it doesn’t leak and the rainwater appears to be leaving the roof quickly and not backing up – then everything is deemed to be ok. Access of course can be difficult for the homeowner.
Whilst roof-cleaning should be carried out by a professional mainly because of the danger aspect of it, I can only assume that most companies clean roofs and that’s it because of the additional investment required for a quality airless spray-unit and the need for a dry day to apply the coatings.
